Dear prospective Seller or Buyer:
I am very happy to be able to write this letter concerning Fay Beskarat and the real estate work she has recently done for me. There is an old saying in the sales and real estate business which says "You are only as good as your last deal". I am happy to talk about my experience with Fay in one of her recent transactions.
Let me begin by saying that Fay is very knowledgeable about real eastate on the East Side and particularly Kirkland. I wanted to sell a view home in Kirkland and planned to interview 4 agents. One was a referral from a friend that suggested a leading for Coldwell Banker. The other two were well known agents in the market north of downtown Kirkland. What resulted from my interviews of the first three agents was a significant difference on the opinion of the value of the home and in my opinion these first three agents had underestimated the value of the home.
I then interviewed Fay and we talked about the price the home should be listed at. I was very careful not to discuss what I had learned from the other agents. The price we came up with was one which Faye thought the home should sell at. and I agreed. It also happened to be greater than what the other Realtors had suggested and over $100,000 more than one agent wanted a listing at! Her research was much better than the other agents, and included a discussion on the number of homes available right now in the price range we were talking. No other agent did that, and it was very important to me to know this. I felt her opinion represented the value of the home and was not an attempt to do what many Realtors will do, which is "buy a listing" by taking a listing at a high price; knowing that it will sell for less. She wanted to show the home two days later. I had decided by this time to give her the listing although she showed the home with only an agreement on her commission for the prospective buyer that she was going to tour.
The buyers saw the home, and the same day, wrote an offer at my asking price of $749,000 and a three month closing. I countered with an earlier closing date. They accepted and 10 days later the two contigencies (appraisal and inspection) were removed by the buyers and the deal is scheduled to close in a few weeks. By the time the home was listed we had already made a deal. This may be common in Seattle, but I think this is very unusual for the Eastside.
The reason this deal happened was because of Fay's experience and knowledge of the market in Kirkland. She is a true professional in all ways. Her organising skills are exceptional and no details were missed. Her system works.
Fay has a very human and understanding way of dealing with her clients, eventhough on first appearances it seems like she should be too busy to worry about the emotions surrounding a sale and purchase of a home. When you start to work with Fay you realize that she is much more than a real estate agent. It is very personal and gratifying experience.
I have been involved in financing and developing commercial and industrial real estate for over 20 years in two countries and several cities. I will without question use Fay again when I am purchasing or selling.
I cannot recommend Fay Besharat more highly to anyone needing a real estate agent.
